Caso Construction successfully completed the decommissioning of a highly secured, 115,000 sq. ft. automated storage facility, delivering a fully restored base-building shell ready for landlord turnover and future tenancy.
The project scope included the safe removal and disposal of all automated storage and retrieval systems (ASRS), as well as the complete demolition of associated electrical, sprinkler, HVAC, and mechanical systems. All tenant-specific improvements were removed, followed by the restoration of structural slabs and walls to return the facility to
its original condition.
This complex project required coordination across multiple disciplines, including concrete, civil, structural, mechanical, electrical, controls, sprinkler systems, and interior finishes. Our team worked closely with the landlord, tenant, municipal authorities, and other regulatory bodies to ensure full compliance and a seamless handover to the incoming tenant’s contractor.
Execution was further complicated by constrained site conditions, including limited access and minimal laydown area. Decommissioning activities were carefully phased, allowing work to proceed efficiently across different sections of the facility simultaneously. Our field operations team maintained a highly adaptive schedule to meet strict timelines and ensure the landlord fulfilled all tenancy obligations.
Despite being managed across multiple locations—between our satellite office in British Columbia and our headquarters in Calgary—the project was delivered successfully through real-time tracking, proactive communication, and strong collaboration across all stakeholders.
